
So you decided to move to Riverland in Port St. Lucie and you are deciding whether to build a new home or buy a resale. Each option has challenges and hurdles to overcome. Finding a resale with all the features you want including the model floor plan and various upgrades can be a challenge and you will have to settle in some places. But if you decide to buy new you will still have to settle as GL homes only offers so many upgrades for flooring, cabinets and appliances. Either option will take time and each will have their drawbacks.
I decided to purchase a new home. I got to choose my lot, exposure of the backyard as well as my view. Each person has their own personal preferences but buying new fulfilled many of the features that I must have. Once I choose the particular model which was a Bimini which seems to be quite popular I began going through each model and seeing what features and options I wanted. That took several trips through different models looking at flooring, cabinet colors, counter tops and lighting. Of course the models were professionally done by interior designers and their budgets were unlimited.
Picking my options for my new Valencia Homes
After finding the right lot, right exposure and floor plan you think, wow down hill from here. I’m ready to start picking my new Valencia home choices. You get your options book and start reading through it and you become overwhelmed again. So many choices of many different items from lights, outlets, closets, doors and much more. You soon realize those models have every option in the book you just received. After reviewing your Valencia option book you go back and back again and again to see what you want.
Now it’s time to pick your flooring, kitchen layout and all of the tiles including tile patterns and cabinets for your bathrooms. Great, almost there. Now you sit down and start picking your options. It’s like your wish list. Once you pick your options, now we get out the calculator and start adding and adding. Before you know it you at $100,000 or more in upgrades. Boy that added up quickly. Now it’s time to see what are your must haves and the items you can live without in most cases. Most home buyers have a budget and now we start whittling away at our list.
The secret is there are some items you must absolutely do with the builder and some items you can do after you close. There are literally thousands of Valencia homeowners that have gone through this process and they are a wealth of information. Some good and some not so good. Check out the Valencia facebook groups and spend time reading through different posts. One thing I want to be clear some of the information is good and other information is not so good. Some people have a wealth of information and it is correct while others are beginners in this process.
Each persons situation is different and you will find people that take the basic house and rip out kitchens and baths after they close and install brand new flooring afterwards. You can buy a home with no floors and only flooring in your bathrooms. I’m happy to share my experience with anyone who may have questions. As a realtor I see many homes and after purchasing in Riverland I know what options were added afterwards and which flooring and cabinets were builder provided.
Riverland Options
You get several weeks after you purchase your home to prepare for your options meeting and use that time wisely to shop and compare options that are standard and upgrades. Call local vendors and ask questions. Go look at flooring and kitchen options so when you are ready you are well prepared and make good decisions. Ask for electric plans which shows your standard lighting. Look at different kitchen options that are offered. Even down to countertops and faucets as there are so many choices.
Your option person is also a wealth of information and will guide you and make suggestions. A few tips I have for you.
Pocket doors- the models do not have doors hung.
Extended garage – great for larger vehicles and storage
Bath cabinets – Many cabinets have no drawers or very limited size drawers
Golf cart garage- Even with one vehicle the extra space to park your golf cart is a great feature.
LED ceiling lights – Notice how many ceiling lights are in the models.
Flooring options- The floor is your main focal and pick a floor you love. You have option to forgo a floor and take the credit.
